-Minimum 1 year lease. -If the offer is ACCEPTED, the tenant must provide proof of home insurance (civil liability and personal properties) of $2M to the Lessor prior to taking possession and maintain it throughout the lease. -Tenants or visitors can not smoke including cannabis and vaping. All cultivation of drugs and cannabis is prohibited inside or in backyard of the property. -It is strictly forbidden for the TENANT to sublet the property in the short term, for example via Airbnb or similar platforms. -The first month's rent is payable upon signing of the lease. -Lessees are required to maintain quiet during their stay. They have the right to host parties on special occasions but must ensure no noise is made after 9:30 . -No painting or renovations unless otherwise agreed upon by the Lessor -No pets unless otherwise agreed upon by the Lessor. -The tenant is responsible for the collection of waste, recycling and compost. -The tenant is responsible for snow removal, landscaping, lawn maintenance, and leaf pickup -The tenant pays for electricity, heating, hot water, and internet -Residential rental only, commercial activity is prohibited, daycare is prohibited -A Hydro-Québec electricity account confirmation must be provided before occupancy -Changing locks is prohibited without the owner's consent.
