1. Any painting must be authorized in advance by the Lessor. 2. No alterations or modifications to the property are permitted without the Lessor's prior written authorization. 3. Airbnb rentals, home exchanges, short term rentals, lease assignments, and subleasing are strictly prohibited without the Lessor's prior written consent. 4. This promise to lease is conditional upon a satisfactory credit and background verification and is subject to the Lessor's final approval. 5. The Lessee must maintain civil liability insurance coverage of at least $2,000,000 for the entire duration of the lease and provide proof of coverage before taking occupancy. 6. Before taking possession of the property, the Lessee agrees to open an account with Hydro Québec and assume all electricity costs as of the occupancy date. 7. The property is strictly non smoking. Smoking or consuming cannabis, marijuana, tobacco, or vaping products inside the property or in the common areas is prohibited at all times.
