DUTIES OF THE TENANT: Clauses to be added to the Lease. - No smoking including Cannabis and Shisha. - No pets. - No airbnb or any short term rentals. - The lessee shall respect the building RULES & REGULATIONS, copies of which will be acknowledged by the tenant before occupancy. - Any damage caused by negligence, will be the responsibility of the tenant to repair or replace. - Lost keys or garage remote to be replaced at the tenant's expennse. * First month rent payment at the signing of the Lease. * Rent payment method as agreed by the lessor and the lessee. * PRIOR TO OCCUPANCY: - Proof of tenant insurance with liability 2M for the full term of the Lease. - Proof of Hydro Quebec account in the lessee's name. * DOCUMENTS REQUIRED WITH ANY PL AND CONDITIONAL TO THE FULL SATISFACTION OF THE LESSOR: - Employmenet letter and most recent pay stub or proof of funds. - Score and/or credit report (at the lessee's expense). - References from previous landlords.
