As a special incentive for the initial term of 12 months beginning September 1st, a credit of $8000 shall be applied to the 2nd month's rent of the initial lease term beginning September 1st. The rent payable is otherwise $2,845 per month, and the advertised rent is an average calculated in consideration of the $8000 credit. This incentive does not Included in any Promise to Lease: i - Pets to be approved by the Lessor on a case by case basis; ii - Non smoking and no vaping (including cigarettes & cannabis); iii - Tenant liability insurance required prior to the signing of the lease. Policy shall be maintained for the duration of the lease. iv - Lessee authorizes Lessor to do a credit check for approval. v - No Airbnb and no subletting allowed; vi - All repairs costing $350 or less will be the responsibility of the Lessee; vii - Painting walls or other work or changes requires permission of the Lessor; ix - In addition to the OACIQ Promise to Lease submitted, the Lessee shall: - Fill in an application form provided by the Lessor for the purpose of performing the credit verification. - Provide a piece of Photo ID to the Lessor. - Sign the lease provided by the Lessor.
