THE FOLLOWING TERMS AND CONDITIONS MUST BE AN INTEGRAL PART OF ANY PROMISE TO LEASE .1 The LESSEE will submit to a credit investigation at his expense by the company of the Lessor's choice which will have to satisfy the LESSOR. A proof of employment and latest pay slip will also need to be provided. .2 The LESSEE will take out a liability insurance of $ 2,000,000 valid for the duration of the lease and provide proof. .3 No sublet, no AirBnB; .4 The consumption and cultivation of cannabis in common or private areas is prohibited. .5 Non-smoking. .6 No Pets .7 LESSEE will need to abide to the By-Laws of the Building and be responsible for paying any penalty due to their failure to comply with the by-laws/ and declaration of co-ownership or any fees due to the loss of keys/remote/chip. 8. A Security deposit of 500$ will be mutually agreed to be given to Lessor at lease signature and will be returned to Lessee after keys return at end of lease in case there is no damages to furniture - Shall there be any damages, the amount of the damage will be deducted from the security deposit. Normal wear and tear is acceptable.
