Check out this recently-renovated LEGAL 2-bedroom basement suite on a quiet tree-lined street in Lynnwood, 15 mins from downtown. WHAT IS THIS? This well-laid out unit features an Ikea kitchen with dishwasher and attached dining area, a bathroom with large shower and good lighting, two bedrooms with windows that open and decent closets, large living room and separate entrance. The whole unit is recently painted and features luxury laminate plank flooring, storage, a thermostat separate from upstairs and new pot lighting (with cozy night time settings). Laundry in separate room shared with upstairs. WHAT DOES LEGAL MEAN? This unit has a private entry and separate doorbell and address, ***your own furnace and thermostat*** (a basement doesn’t have to mean freezing in winter!), wired-in smoke detectors and egress windows in the bedrooms. (It wasn’t required but extra insulation was added between the floors anyway to dampen sound, because basement living also shouldn’t mean constant noise.) WHERE AM I? This unit is in Lynnwood in Ogden, the former train town turned Calgary neighbourhood that is just a 12-minute drive or 20 minute bus ride from downtown. By car, there is easy access to both the Glenmore and the Deerfoot. When completed, the nearest Green Line station will be 2 blocks away. Nearby: Monza Pizza, Ogden Mart convenience store: 3 minute walk George Moss Park, with pickleball/tennis/basketball courts and new skate park: 5 minute walk Brian’s Coffee: 5 minute walk Lynnwood Drugs, Mozy’s Cafe (shawarma): 5 minute walk Dexter’s pet store, fish and chip shop, Whistle Stop pub. Cats and other little creatures welcome. (Max 2.) There is a very friendly dog living upstairs but he is a bit of an only child about sharing a yard, so dogs would have to be a conversation. PARKING? There is lots of free street parking. There is a parking pad in back that is currently in use but negotiable. NEIGHBOURS? Those upstairs are nice and quiet, and value not overly annoying those below them. (Seeking same.)
