It is ideal for a working professional, international worker, student, or working couple looking for a peaceful and well maintained place to call home for the winter. What's Included: Rent includes utilities , fast Wi-Fi, and access to the home's shared kitchen and common areas. You are welcome to bring your own bedding, or we can provide for a small additional deposit. The home is located in the desirable NW neighborhood of Tuscany with excellent access to shopping, parks and public transportation. A grocery and shopping centre is approximately a 3-minute drive , while the Tuscany CTrain station is only a 6-minute walk away , making this an especially convenient location if you do not have a vehicle. The Type of Home We Offer We want to be transparent about our policies from the beginning so that anyone moving into the home knows what to expect. You will share a home with other respectful working tenants or students typically on a work or study visa. You will have your own private space but share the kitchen and common areas with fellow housemates. All tenants in the home work or go to classes outside the residence. We are therefore looking for an additional tenant who enjoy shared living arrangements with other responsible working adults/students and who are comfortable following a few straightforward house rules. Quiet hours are 11:00 . to 8:00 . daily. You are certainly welcome to come home after 11:00 ; we simply ask that you enter quietly and be considerate of tenants who may already be sleeping or need to get up early the following morning. There are strictly no parties or large gatherings at the home. Tenants may have a parent, friend or relative visit until 9:00 . Overnight guests are not permitted. We expect all tenants to clean up after themselves promptly when using shared spaces , particularly the kitchen and common areas. This includes washing and putting away dishes after use and leaving counters and shared areas ready for the next person. Non-smokers are preferred, and cannabis smoking is not permitted anywhere on the property . We’ve had many wonderful years of experience providing housing to great tenants, and along the way we’ve learned what helps create a comfortable and enjoyable shared home. One thing we hear consistently is that responsible tenants appreciate a well-managed and structured living environment. Clear expectations help prevent many of the common frustrations of shared housing such as frequent visitors, late-night disturbances, excessive noise, or housemates who are inconsiderate of others. You won’t find that kind of environment here. We maintain clear house guidelines so everyone can enjoy a quiet, respectful and comfortable place to call home. Rental Terms: A four (4) month lease is required with a security deposit of $500. If you choose to move out before the end of your agreed rental period, any rent paid for the remaining portion of the term will not be refunded. Who May If your a local third party applicant , we do not accept arrangements where local parents or relatives pay rent on behalf of an adult child or other family member; with the exception of Canadian or International students actively attending an accredited post-secondary institution. For foreign nationals , we welcome international applicants who are in Canada on a valid work/working-holiday visa , as well as international students with a valid student visa who are attending an accredited post-secondary institution.
