Build your Thompson Valley getaway on this 0.23 acre residential lot in Spences Bridge. The former manufactured home has been removed, leaving a cleared site ready for a new build, replacement home or weekend base with septic and water at the lot. Spences Bridge sits where the Nicola and Thompson Rivers meet, surrounded by big sky, sun-baked hillsides and dramatic canyon scenery. It's a quiet, close-knit community with fishing on the Thompson (famous for steelhead and trout), hiking, rockhounding and Interior backcountry right outside your door. Highways 1 and 8 keep you connected to the region while you enjoy small-town peace. Zoned R-1, outside the ALR, and an affordable way into BC property ownership. Ideal for a full-time residence, retirement home or recreational retreat. Buyers to verify zoning, setbacks, servicing and any development requirements with the TNRD and other authorities. (id:374)
