A unique opportunity to acquire four Nordic-inspired tiny homes and an established commercial leasehold within Strathgartney Provincial Park, approximately 20 minutes from Charlottetown. Located next to PEI?s extensive mountain biking and trail network, the site offers a distinctive setting for a luxury camping, outdoor hospitality or tourism business. The sale includes four premium DROP Structures HOLO Off-Grid cabins, each measuring approximately 200 sq. ft. and constructed and winterized for four-season use. Each cabin features a bright living and sleeping area, expansive windows, a sleeping loft with secure ladder access, Martin propane heating, and a separate rear room with a sliding door and foot-pump sink. This space may offer potential for conversion to a private washroom, subject to required servicing and approvals. The cabins are powered by individual solar-panel and battery systems, can also be supplied by an external electrical connection, and may be converted to on-grid power. Each is supported by engineered helical piles that are included and can be moved with the cabin. Two cabins include exterior decks with views of the West River. The approximately 20-acre commercial leasehold is in place until 2031 and includes access to a fully serviced central communal facility with four full washrooms, two half washrooms, a kitchen, laundry facilities, operational space and storage. Two additional storage buildings are also located on site. The leasehold offers room for possible expansion, subject to all applicable approvals. This is an asset and leasehold sale. The land is provincially owned and is not included. Any assignment or continuation of the lease is subject to provincial approval and the terms of the existing lease. All measurements are approximate. Purchasers must complete their own due diligence regarding the lease, permitted uses, licensing, servicing and suitability for their intended operation. (id:374)
