East Shore
A 14.6 acre parcel on Lockhart Road in Boswell, about 45 minutes from Creston along the east shore of Kootenay Lake. The water sits close enough that it is roughly a 5 to 10 minute walk from the driveway. Getting in is easy. The road is paved right to the property, and the driveway into the site is paved as well, ending at a large cleared and levelled pad that is ready for a building. Power is at the lot line. The cleared area is wide enough to turn a truck and trailer around and to park boats, campers and equipment. The land is mostly treed with a mix of evergreens and younger growth, broken up by small open pockets. The ground rises as you move back from the road, so the upper part of the parcel feels private and well away from neighbours. At 14.6 acres there is room to spread things out, build well back, and still leave most of the land the way it is. Zoning is C3 Tourist Commercial, which opens the door to ideas a plain residential lot cannot handle. A campground, a group of rental cabins or a small lakeside resort all fit the picture here, and the same land works just as well as a private family retreat or a long term hold. Boswell is a quiet lakeside community on Highway 3A, and the drive up from Creston follows the water most of the way. Boating, fishing and back road exploring are all part of life on this side of the lake. Acreage this size with paved access, power at the lot line and a building site already cleared does not come up often on the east shore. (id:374)
