A Landmark Building. A Rare Business Opportunity. Endless Possibilities. Built in 1886. Extensively upgraded. Ready for its next chapter. Located at 1671 Highway 1 in Clementsport, this striking former church offers approximately 2,381 sq. ft. over two expansive levels and a rare opportunity to own a truly distinctive commercial property. The building retains the character that makes it unforgettable: a soaring upper hall, original plank floors and woodwork, abundant natural light and stained glass windows, historic bell tower and its 1955 bell. The open layout offers exceptional flexibility for a gallery, yoga or studio, artisan marketplace, destination retail business, workshop or teaching space, professional practice, cultural venue or event space. Much of the major renovation work has already been completed. The building has insulated walls with vapour barrier, new drywall throughout both levels, blown-in attic insulation, a new 200-amp electrical service and panel, extensive new wiring, and an accessible-friendly washroom with a new stainless steel incinerator toilet. Both floors are wired for baseboard heat, with additional wiring for four radiant heaters in the upper hall. The former oil furnace and tank have been dismantled, old duct openings repaired, and previous flooring removed to expose the original plank floors. The former kitchen is now a generous storage area, drainage improvements have been completed at the lower entrance, the roof is in very good condition, and a coded lock has been added to the main entrance. The property is now at the finishing stage. Electrical hardware and fixtures remain to be installed, while the walls, original trim and floors are ready for painting. The difficult work has been done. The historic character has been preserved. What remains is the opportunity to make this remarkable building your own. For the right enterprise, the building itself becomes part of the brand. (id:374)
