District
Creston
A 0.66 acre commercial property in Creston's service and light industrial pocket, across the road from Comfort Welding and a short hop off Highway 3. Zoning is CHS, which allows a wide range of highway commercial and service uses, so there is real flexibility for the right buyer. The warehouse is wide open inside with a concrete floor, good ceiling height and bright lighting. Overhead doors face the yard, with a raised loading dock for truck level work and a drive in bay for forklifts and equipment. A walk in cooler stays with the building, which is handy for produce, food or anything needing cold storage. The front of the building has a service counter and reception area, a private office with a wood ceiling, a separate storage room and two bathrooms. The yard is where this one stands out. It is large, flat and graveled, with room for trucks and trailers to turn, park and load. Concrete block bins are set up along one side for bulk material, and there is still open ground left for a fleet, equipment or seasonal storage. The rail line runs along the back boundary. Trades, service shops and contractors are the neighbours, and trucks get in and out to the highway without a fight. Downtown Creston and the highway retail strip are minutes away. Trucking, courier, contracting, storage, distribution or a building supply yard all fit here. The building is currently home to Creston Parcel and Delivery. The business is not part of the sale, this is the land and building only (id:374)
