162 Acres of Productive Agricultural Land with Excellent Fencing & Water-This is a great opportunity to own 162 acres of productive agricultural land located just three miles north of the McLeod School and Community Centre, near the intersection of 212 Road and 265 Road. Approximately 45% of the property is in hay production, with the remaining 55% in fenced pasture, making this an excellent setup for both hay and livestock. The land is perimeter fenced and cross-fenced, with three additional gated perimeter areas providing flexibility for managing livestock and pasture rotation. Water is a valuable feature here, with a drilled well and well house located within the pasture area, offering good water production. The well has been used to water cattle during recent dry years, providing a reliable water source when conditions are dry. The property also features two additional dugouts. Proudly held by the same family for many years, this property has a wonderful history of generational farming and agricultural use. A productive piece of land with established fencing, multiple water sources, and a proven farming history — ready for the next generation to carry it forward. (id:374)
