More than 1.2 km of Mission Creek winds through the property and is joined by Pearson Creek, creating a spectacular setting for fishing, exploring and cooling off during summer. Numerous expansive level sites offer potential for a private estate, recreational retreat, ranch or agricultural operation. The current Large Holdings designation permits residential and agricultural uses and may accommodate cattle, livestock, agri-tourism, agri-tourist accommodation and short term accommodation, subject to applicable regulations and approvals. Located along the route to the popular Greystoke Mountain recreation area, the property could make an incredible snowmobile, ATV and outdoor adventure retreat. A provincial application for a proposed sand and gravel pit was initiated in 2005, offering possible resource potential subject to verification of permit status and government requirements. Previous campground and cabin concepts were not completed and would require further approvals. An abandoned residence is included as is and considered to be of no value. Buyers must verify all intended uses, permits, servicing and development potential. (id:374)
