Development Opportunity Eddy Street, Amherst Excellent development opportunity in the heart of Amherst with convenient access from Eddy Street. This consolidated parcel is within walking distance of downtown amenities, shopping, restaurants, services, schools, and parks-an attractive feature for future residential development. The property previously received Town approval for a Development Agreement permitting a bare land condominium project of up to 20 units, including a mix of detached, semi-detached, and townhouse-style homes. The original concept featured a private internal road and on-site infrastructure maintained by the condominium corporation. An easement remains in place for municipal services from Brownell Avenue. The Development Agreement was later discharged at the owner's request, leaving the property free of those previous conditions and subject to the Town's current planning framework. This presents a unique opportunity to design a project tailored to today's housing market while benefiting from a site that has already demonstrated municipal support for multi-unit residential development. As an added benefit, the seller is willing to assist the successful buyer through the development approval process at a mutually agreed cost, helping streamline the path from concept to construction. Next Steps: All development proposals remain subject to Town of Amherst approvals. (id:374)
