Unlike many other vacant lots in the area, this property is not subject to GRCA (Grand River Conservation Authority) regulations, significantly simplifying the planning and building process. The R1C - Residential zoning permits a detached single-family dwelling along with customary residential accessory uses, making it an ideal location for your forever home or a quality investment property. With the recent changes providing HST relief to buyers of new constructions, custom home builders may be particularly interested in the adjacent lot as well (listed separately). Whatever your vision may be, this property provides an excellent opportunity to bring it to life with added confidence and convenience. Enjoy all that Fergus & Elora have to offer, including historic downtown shops and restaurants, excellent schools, parks, walking trails, the Grand River, the Cataract Trail, and a vibrant community known for its small-town charm and easy access to Guelph, Kitchener-Waterloo, and Highway 6.
