Lot
Freehold
District
Highbury
This offering consists of approximately 29.06 acres of A-4 zoned land in Highbury, forming a natural extension of the quiet, established Balsor Subdivision along the Kings County/Town of Kentville boundary. The parcel has been measured and mapped, showing a largely wooded landscape suitable for phased residential development. A-4 (Country Residential) zoning supports low-density neighbourhoods and permits one-unit dwellings, two-unit dwellings, semi-detached homes, and mobile homes, along with limited rural non-residential uses such as community facilities, places of worship, forestry uses, greenhouses, and agricultural uses. The zone does not allow multi-unit apartment buildings, townhouses, commercial or industrial uses, or rooming houses, ensuring predictable and compatible development consistent with the surrounding residential character. The acreage provides strong potential for a continuation of the Balsor Subdivision, with opportunities for large residential lots, duplex pockets, or mobile-home placements depending on the desired subdivision layout. The area is known for stability and low turnover, offering privacy, space, and proximity to Kentville amenities. This parcel must be purchased together with PID 55473458 (MLS® TBD) to enable proper access and full development potential, creating a cohesive, low-density residential expansion opportunity in one of the regions most desirable rural-adjacent locations.
