Off-grid cabin retreat on 213+ acres of mixed forest and trails atop the North Mountain, accessed via a well-constructed gravel road with culverts and ditching from the Litchfield area. The package includes five parcels totalling approximately 215 acres: two 1.09-acre roadside lots at the Litchfield entrance with views of the Bay of Fundy, a 54-acre parcel, a 67-acre parcel, and a 90-acre parcel surrounding the cabin site. The two entrance lots front on Shore Road West and offer a glimpse of the Bay before the gated private road climbs roughly 2km to the cabin clearing. The 14x18 two-storey cabin features a wood stove for heat, propane cook stove, solar panel with generator hookup, propane lighting, covered porch entry, an upstairs sleeping loft with room for a queen bed plus bunks, and a bathroom rough-in. Outbuildings include a storage shed and a covered truck body used for ATV storage. Past the cabin, an ATV-passable road continues approximately 1km to a hunting shack on the back of the property overlooking the Annapolis Basin. About half the acreage has been selectively harvested at various stages and partially re-seeded; the harvest on the mountaintop opened long views toward the Bay of Fundy and the Saint John horizon. Trails throughout the property support year-round use - hunting, ATVing, snowmobiling, snowshoeing, and cross-country skiing. A dug well near the cabin is not connected but may be usable. All five parcels sold together. (id:374)
