Oyster Bed Bridge
A 0.75 acre cleared waterfront lot on Bonang Road in Oyster Bed Bridge, roughly 15 minutes from Charlottetown with almost no traffic lights on the drive, and minutes from Rustico, the North Shore beaches and the National Park. The category I perc tested lot fronts the Wheatley River with views across to Cymbria and the Dunes. Site work is already complete: approximately $60,000 was spent on engineered rock shore protection, and a further $20,000 on fill, additional shale, grading, packing and landscaping, work that a buyer would otherwise face before building. A professionally installed drainage outlet sits at the boundary between this lot and the neighbouring property, with a corresponding break in the rock wall. Dead trees along the line were removed and a tree line remains for privacy. Grass has since established over the graded area. Two culverts are already in place at the road, allowing for a circular driveway. The land slopes gently from the road toward the water, suiting a walkout basement design, as built on the adjoining lot. Bonang Road is a paved, publicly maintained provincial road and there is no homeowners association and no annual fees. Several of the surrounding homes are recent builds. Zoning is residential, title is freehold, and the sale is exempt from HST. This is the last remaining waterfront building lot available on the Bonang Road. All measurements are approximate and should be verified by the buyer. (id:374)
