Approximately 17 acres of industrial land located in Fort Frances Ontario bordering Eighth Street, Keating Avenue and Wright Avenue with entrances off Eighth St and Keating Ave. Extensive ground work and development of approximately 7 acres has just been completed including excavation and backfilling with quality processed granular materials, grading and compacting, ditching and weeping tile installation. A 175’x150’ building pad has been constructed with layered grading and compacting of all granular materials to accommodate a large building structure. This building pad is located directly off Keating Avenue which has sewer, water, power and natural gas available at roadside. There is also power available off Eighth Street if needed. Along with the general zoning requirements for this industrial property I also have additional zoning amendments in place to include biomass, wood waste processing and storage, raw and processed wood storage and recycling which could be a potential asset for the future Biofuel Energy Project to be located in Fort Frances. There are also 8 storage units including 6 new 20’ containers that will go with the sale of the property. The entire property and listed assets are available for sale or lease. Will also consider leasing smaller portions by the square foot and or build to suit building for long term lease.
