Escape to your private retreat on the north shore of beautiful Nepewassi Lake, just a 5-minute boat ride from the Estaire launch and a short 25-minute drive from Sudbury’s Four Corners. Nestled on approximately ½ an acre with over 100' of pristine water frontage, this charming property sits in what is referred to as Sandy Bay — one of the few spots on the lake with a sandy, walk-in shoreline perfect for children and swimming. Enjoy endless outdoor fun with a 200’ zipline, excellent fishing (bass, pickerel, pike, muskie, perch), nearby snowmobile trails, and access to Crown land directly behind and to the south for added privacy, hunting, and exploration. The main cottage features 2 bedrooms, an open living area with a certified wood fireplace and a brand new electric space heater, electricity, and a compost bathroom. The guest bunkie adds extra sleeping space with two two-bed bunk beds and its own bathroom. Many furnishings, tools, and extras remain—including a water pump for fire protection, lawn mower, and ice hut—so you can move right in and start enjoying cottage life immediately. Recent updates include new roofing, dock repairs, new walls, and a wood shed. The property features lake-drawn water, a shower, and plenty of room for outdoor activities like badminton and camping. Protected from waves by its location in the bay, it’s the perfect balance of tranquility and recreation. Located in an unorganized township with taxes under $750/year and serviced by a volunteer fire department in Estaire, this is an affordable, turn-key Northern Ontario getaway you won’t want to miss! **Buyer to confirm frontage and lot perimeter measurements**
