Wood Islands
With the Northumberland Strait as your backdrop, the Wood Islands Ferry crossing the view, and beach access by footpath just steps away, 136 MacLeod Road offers a breathtaking coastal setting. Set on 0.47 acres bordered by open farmland at the end of a quiet shared lane, this 2-bedroom, 1-bath cottage offers approximately 1,200 square feet of fully finished living space - anchored by a bright 12' X 24' sunroom with vaulted natural pine ceiling, southern exposure, laundry, and utility sink. The open living and dining area centres on a propane fireplace, with durable vinyl flooring through the main spaces and original softwood floors in both bedrooms. Comfort upgrades include a professional insulation program by Green Leaf, and Bell fibre optic internet - a rare find in a seasonal property and a genuine asset for remote work or extended stays. Outside, nearly 500 square feet of decking takes in the water views, while two metal-roofed outbuildings add excellent storage, workshop, or studio, including the much-loved pink shed with its charming finished interior. Perennial gardens and a mature lilac frame the grounds, adding to the relaxed coastal feel. The lane is accessed from MacLeod Road, with year-round plowing maintained to the upper portion of the road where year-round residents live, and general road maintenance extending farther down the road. Located just five minutes from the Wood Islands Market and ferry terminal, twenty minutes from Montague, and forty minutes from Charlottetown, this property offers a peaceful setting without feeling disconnected. There may also be short-term rental potential given the steady seasonal traffic connected to the ferry and area beaches; buyers should verify licensing requirements with Tourism PEI. Partial furnishings are negotiable for a turn-key start to summer. All measurements approx. to be verified by buyer. (id:374)
