This was a model home when the corporation started selling these units back in 1991. Very luxurious with 3x more windows than the row units, more than 30 windows. All New installed May 11,2023 on the upper floor. A lot of light coming in winter and summer. The air conditioner, the shingles, garage door, driveway, and the back glass doors are fairly new. In summer on a hot day when you open the windows in the evening and it's breezy the heat comes out within a couple of hours. The price per square foot is the lowest in the surrounding area at around $500/sf. where there are many multi million dollar houses. The home provides 1680 sq feet of living space plus 740 sq feet basement. This includes a master bedroom and 2 large bedrooms. These are much bigger than the more expensive smaller older houses say near Gage park. The master bathroom is very specious with a jacuzzi. Walking closet is nice too. The floors are all hardwood, oak, Brazilian cherry, purple heart, ash(hard to get now because of the beetles), and birch. The chandeliers on the second floor have Swarovski Crystals, luxury at it's best. The drive way is longer than other units. Close to QEW and the public transit. Walking distance to a nice Elementary school and a high school. Mohawk College is just across the street and Tim Hortons inside. Close to a public swimming pool and indoor Ice rink(which was free all winter). The condo fee is only $335.16 a month which is nice as it also includes winter and summer maintenance. Also includes water and the basic home insurance. The water heater is rented at $20.34 a month including tax. The property tax is low at around $3200 a year.
