Welcome to 1675 Noel Ave, a wonderfully inviting 3-bedroom, 2-bathroom rancher with a den and one of those back gardens you simply don't expect to find in the heart of Comox. Built in 1993 and sitting on a sunny, south-facing 0.196-acre lot, this home has been lovingly cared for and thoughtfully upgraded. The big-ticket items are already done, including a new roof, heat pump, new windows and PEX plumbing. Inside, the comfortable one-level layout offers plenty of flexibility, with three bedrooms plus a den, ideal for a home office, TV room or quiet retreat, while two gas fireplaces bring cozy warmth and character to the living spaces. But step through the sliding patio door and this property becomes something really special. The garden feels like its own hidden world. Mature, private and bursting with life, it's a gardener's dream with raised vegetable beds, irrigation, fruit trees, a greenhouse and delicious grapes cascading over the pergola. Wander through the garden, pick something for dinner, find a sunny seating area, or simply sit back and enjoy the peace and privacy. Stretching more than 30 feet across the rear of the home, the huge back deck is a beautiful place to unwind, morning coffee, summer dinners, a glass of wine in the evening or simply watching the garden change with the seasons. And there's more. A separate garden suite provides another wonderfully flexible space, workshop, home office, yoga or art studio, hobby room or whatever suits your lifestyle. All this, right in the heart of Comox, close to the Community Centre, shops, amenities and walking trails. Practical upgrades, flexible living and a truly magical garden, this is a home with warmth, personality and a few lovely surprises. (id:39198)
