Tucked at the quiet end of a cul-de-sac in Oakview Estates, this 3 bedroom, 2 bathroom double wide offers over 1,200 square feet of easy single level living in the heart of View Royal. Large windows fill the home with natural light throughout, and a stone wood burning fireplace anchors the living room beneath vaulted beamed ceilings. The dining room sits on its own, comfortable for family dinners or having friends over, and the kitchen offers a built in wall oven, a breakfast bar made for morning coffee and generous cabinetry with room to work. Three good sized bedrooms sit quietly at the far end of the home, including a primary with its own ensuite, while the main bathroom has been fully tiled with a glass walk in shower and grab bars for easy access. The storage is abundant, a 19 foot mudroom runs the length of the back, there is a walk in pantry lined with built in shelving, and a proper laundry room rather than a closet. A sunroom off the front entry catches the light and makes a lovely spot for plants, a reading chair or a quiet coffee. Stay warm through winter with oil forced air heat, and cool all summer with ductless heat pump heads. Outside, the fenced and gated yard is a blank canvas. Room for raised beds and a vegetable garden, a patio for summer evenings, a safe space for the dog or somewhere for the kids to run. The covered carport and driveway handle the parking. Much of the interior remains in original condition, so bring your design ideas, inside and out. The layout is solid, the space is here and the options are endless for someone ready to make it their own. Oakview Estates is family and pet friendly with no age restrictions, which is increasingly rare in this market. You are a short walk to Admirals Walk Shopping Centre and minutes to Victoria General Hospital, the Gorge Waterway, Gorge Vale Golf Club, the E&N Trail and transit, with the Trans-Canada Highway close by for commutes to downtown Victoria, Langford or up Island.
