Think owning a separate Thousand Island in the St. Lawrence River is beyond your means? Want decent swimming water & a true cottage as opposed to an island home? Tired of crowded Park docks? Willing to do some work? Then check out Island 77D in the Sherbrooke Group off Ivy Lea Village snuggled between Ivy, Otis, White's and Middle Huckleberry Islands. Here you'll get all the things you can't change - great location, 360-degree river views, good water depth for boats & swimming and a 2-bedroom water's edge cottage, bunkie & 60 ft. dock on an island that couldn't have more than a small dock on it under today's development rules. Enjoy sunrises & sunsets from inside & out. An open-concept living/dining/kitchen with big picture windows & vaulted ceiling has river views that make you feel like you're on a boat. On cooler days, there's a woodstove to keep you toasty warm and the couch converts to a bed for extra company. One of the 2 bedrooms, currently used as a den, has a pull-out couch for use when needed. Between the bedrooms is a handy 2-piece bath with an environmentally friendly composting toilet. For many, showering outdoors is part of life at the cottage and you can do that here. The bunkie provides a 3rd bedroom separate from the main cottage. Furnishings & appliances are included in the sale so you can move right in & start enjoying river life. And it comes with tiny rocky shoal-sized Island 77E out front too. The seller has recently replaced the windows and painted the exterior but there are still things to do. So the island and contents are being sold "as is, where is" & it has been priced accordingly. Furnishings & appliances, woodstove, tools plus any other items in on or about the property. All inclusions are sold "as is, where is".
