Located on the sunny south end of Quadra Island serviced by a ten-minute ferry ride every half hour, this 1,520 sq ft three bedroom/two bathroom home and workshop sit on a peaceful 5.16 acre property on a quiet, dead-end road. Following concepts of passive solar design, staying cool in summer and warm in winter, the home was professionally built in 2017 by reputable builders, J. Toelle Construction Ltd. Serviced by a reliable drilled well, the home features energy efficient ICF construction with low maintenance steel siding, efficient hydronic in-floor radiant heating, and a clean-burning soapstone woodstove. Joining comfort and aesthetics, the home offers a practical floor plan, large windows overlooking the lush food and ornamental gardens planned according to FireSmart guidelines, a hydro thermo massage bathtub, fir and maple cabinetry. There are wide covered concrete patios on three sides of the home and a covered dog run with entrance into the mudroom/dog room. Next to the house sits the well-insulated 384 sq ft workshop with attached chicken coop, a 3pc bathroom, and a 7’ automatic overhead door. A 700 gal. roof collection cistern is next to the building for future irrigation if needed. All roof/perimeter water from the house and workshop ties into 3 rain gardens and 2 seasonal ponds. Three storage sheds, a duck house and an additional farm animal house add practicality to life on the acreage. The property is beautifully landscaped with 3 acres cleared and deer fenced and 2 acres in unfenced forest. The ground mounted grid-tied solar array provides much of the power to the property while a very quiet gas generator provides easy back up power in the event of an outage.
