Ocean Front Properties like this are rare and seldom become available. This waterfront property is located directly on Baynes Sound in Union Bay, only minutes south of Courtenay, BC. The Rancher-style home built in the 1950s is positioned on 1.11 acres in a sunny and quiet spot where mature trees line the long driveway to the house and yard that connect to the ocean. The large Kitchen has an abundance of cabinets, an Island that you can sit around and direct access to a large deck with a 180-degree view overlooking Baynes Sound, Tree Island, and the north end of Denman Island. Beyond the deck is forty feet of lawn spilling naturally onto shoreline and ocean. The sunken living room has a 10’ ceiling and a cozy wood-burning Fireplace insert. Both the kitchen and living room have large Euro-Line “Tilt-Turn” type windows providing an incredible panoramic view over Baynes Sound, the coastal Mountains on the mainland, and the outlying islands. The home has a large Master Bedroom with a 4 pc ensuite bathroom and 2 guest rooms plus a 3 pc guest bathroom. There is an exceptionally large unfinished room with water hookup, tilt-turn windows and French doors to a deck overlooking the waterfront. This room is awaiting your ideas. The possibilities for this space are only limited by your imagination. There is a storage room under this unfinished space with access under the deck. A 2 car garage is connected to the unfinished space. An old cabin on its own septic is presently rented to a very reliable tenant and situated away from the home at the top of the driveway. This is an extremely rare opportunity that will not be around for long. There is a covered RV parking-only shed on the property with NO utilities connected. Some of the features include: * 100’ of walk-on waterfront on Baynes Sound * 180-degree Panoramic View over Baynes Sound and the outlying Islands * 1.11 Acres * Two dwellings with separate postal addresses * 200 Amp electrical service * Very private, quiet natural setting with many mature trees * Quiet neighborhood * Proximity to Courtenay, Campbell River, Mount Washington, BC-Ferries, Comox, Comox harbor, and the Comox International Airport (YQQ). The small seaside community of Union Bay on the east coast of Vancouver Island was formerly a major shipping port (1888 to 1960) for the Union Coal Company mines at nearby Cumberland (previously called Union). Huge docks were constructed at Union Bay to accommodate both the rumbling coal trains and the seagoing freighters. Today, only a raised rail bed and a few old pilings remain to remind us of once-busy wharves. Union Bay’s economy is now dependent on commercial Sea-Food harvesting, mainly oysters, and mighty tasty ones too! Stroll along Heritage Row, a group of historic buildings recently relocated and restored. The Union Bay Historical Society was formed in 1989 to preserve these historical buildings, artifacts, and the character of Union Bay. The Society bought and restored the 1913 Post Office building, the main floor of which is now leased by Canada Post thereby retaining the postal outlet in its original setting. Also acquired for restoration and moved to the Post Office property was the 1901 Gaolhouse (Jail).
